PHA Maintenance Department
The PHA Maintenance Department consisting of 50 persons is responsible for all building and ground repairs and up-keep of the facilities at nine sites with a total of l510 dwelling units.
At least one Building Maintenance Worker and one Maintenance Repair Person is assigned to each site. They are responsible for grounds work, garbage removal, cleaning of public areas, apartment repairs and prepare units for renting.
Site operations are supported by the following crews:
A Trades Crew consists of a Carpenter, Mason, Painter and Plumber who perform the more skilled maintenance tasks authority wide.
The Preventative Maintenance (PM) Crew consists of four persons who visit each apartment yearly checking, repairing and replacing various items as needed to keep the units in good condition.
A Vacant Unit team consists of four persons is dedicated to preparing units for rental at the family Sites.
The Boiler Crew consists of four "Licensed Firemen" charged with the operation, performance of safety checks and maintenance of 35 boilers located in 20 Boiler Rooms supplying heat and hot water Authority wide.
The Night Emergency crew is comprised of rotating volunteer Maintenance Repair Persons who are on duty after hours to assist tenants, make repairs and respond to emergencies when called via the night phone.
In time of storms and emergencies when most people are relaxing safely at home, the PHA Maintenance Department is on duty meeting the challenge to rectify the condition for the betterment of our residents!
Maintenance Update
Beginning in October, apartment inspections will begin Authority wide. All residents will be notified again by their manager and staff. Every effort should be made by both the tenants and maintenance staff to ensure that all apartments are in the very best condition.
Every effort should be made by residents to clean their apartments. Alexander Hamilton Development will also start having the Preventive Maintenance Team make necessary repairs and replacements during the months of October and November.
Maintenance Administration is in the midst of developing a comprehensive maintenance operation manual, which will be distributed to all employees. Residents can receive a manual from the manager's office.
In addition, residents should also review their lease for a better understanding of their role in this process, and their responsibilities. PHA staff looks forward to talking with all residents and sharing information that will result in providing safe, clean and affordable housing.
